Terms of Use

These terms govern your use of raisethevalue.com (the "Site"), operated by Cedar Real Estate Solutions LLC, a Michigan limited liability company doing business as Raise The Value ("Raise The Value," "we," "us"). By using the Site, subscribing to the newsletter, or submitting a form, you agree to these terms.
1. What Raise The Value is, and is not
Raise The Value is an educational media and lead generation company. We publish research-based content about renovation return on investment, real estate investing, and property financing, and we introduce readers who ask to licensed or qualified professionals.
Raise The Value is not a mortgage lender, mortgage broker, or real estate brokerage. We do not originate, arrange, or fund loans, and we do not represent buyers or sellers in real estate transactions. All mortgage origination services are provided by separately licensed mortgage professionals. All contracting and brokerage services are provided by separately licensed or qualified businesses.
2. Content is information, not advice
Everything on the Site and in the newsletter is provided for general informational and educational purposes. It is not financial, investment, legal, tax, lending, or construction advice, and it is not a recommendation to undertake any project, purchase any property, or apply for any loan. Figures we cite, such as cost-recouped percentages from Zonda's Cost vs. Value Report or cost-recovery estimates from the National Association of REALTORS®, are national or regional averages produced by third parties using their own methods. Your results depend on your property, your market, and your decisions. Consult qualified professionals before acting.
We cite sources and try to be accurate, but we do not guarantee that content is complete, current, or error-free, and we may update or remove content at any time.
No projections. We do not publish forecasts of what any property will sell for, rent for, or earn, and nothing on the Site should be read as one. Historical figures and averages describe what other people's properties did in other places at other times; they are not a prediction of yours.
No reliance; no professional relationship. You agree that you use the Site at your own discretion and risk, that no advisory, fiduciary, agency, or professional relationship is created between you and Raise The Value by reading our content or contacting us, and that any decision you make about a property, a project, a loan, or an investment is yours alone, made with the professionals you choose.
Our own analyses. Where we chart or analyze public datasets ourselves, we publish the dataset, its version or date, our method, and its limitations alongside the result. Those analyses describe patterns in the data as a whole; a correlation across many properties is not a rule about any one property, and we do not present it as one.
3. Introductions to professionals
When you submit the "Get Connected" form, you are asking us to introduce you to one or more professionals. You agree that:
- We do not employ, endorse, warrant, or supervise those professionals, and we are not a party to any agreement you make with them.
- Any work, loan, listing, or advice you receive is solely between you and that professional.
- Raise The Value does not charge you, no professional pays us for an introduction or a referral, and we do not pay anyone for referrals.
- You are never obligated to use any professional we introduce.
4. Communications and consent
By submitting the form you consent to be contacted as described in the consent statement above the submit button and in our Privacy Policy. You can withdraw consent at any time by replying STOP to a text, unsubscribing from an email, or emailing contact@raisethevalue.com.
5. Your conduct
You agree not to submit false information, to use the Site or forms to send spam or solicitations, to scrape or bulk-download content, to interfere with the Site's operation, or to use our content to advertise mortgage products or services without our written permission.
6. Intellectual property
The Site's text, graphics, and design are owned by Cedar Real Estate Solutions LLC or used under license. You may share links to our articles and quote short excerpts with attribution to Raise The Value and a link to the source page. You may not republish full articles, graphics, or the newsletter without written permission. Third-party data remains the property of its publishers and is cited accordingly.
7. Third-party sites
Links to Zonda, NAR, Zillow, and other sites are provided for reference. We do not control and are not responsible for their content or privacy practices.
8. Disclaimer of warranties
The Site and newsletter are provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, and non-infringement.
9. Limitation of liability
To the fullest extent permitted by law, Raise The Value and its owner will not be liable for any indirect, incidental, consequential, or special damages, or for any loss arising from reliance on Site content or from any dealings with a professional we introduce. Our total liability for any claim related to the Site will not exceed $100.

We want the Site to be usable by everyone. If any part of it is difficult to use with assistive technology, email contact@raisethevalue.com and we will work to fix it.
9d. Copyright complaints
If you believe content on the Site infringes your copyright, send a notice meeting the requirements of 17 U.S.C. §512(c)(3) to contact@raisethevalue.com.
10. Governing law
These terms are governed by the laws of the State of Michigan, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Dallas County, Texas.
11. Changes
We may update these terms by posting a new version with a new effective date. Continued use of the Site after a change means you accept it.
